Before you knock down any wall, you need to know what is inside it. In most Miami CBS homes, the wall between the kitchen and living room may contain electrical wiring, plumbing lines, or HVAC ducts. Some walls are load-bearing, meaning they hold up the roof or second floor. A structural engineer needs to evaluate the wall before any demo starts. This costs $300 to $800 for the assessment. It is not optional. We coordinate this as part of the project so you do not have to figure it out on your own.

Removing a non-load-bearing wall costs $1,500 to $3,000. Removing a load-bearing wall costs $3,000 to $8,000 because it requires a steel beam or header to carry the weight. Add $500 to $2,000 for relocating electrical outlets and switches. Plumbing relocation adds another $1,000 to $3,000 if there are pipes in the wall. Flooring repair where the wall was adds $500 to $1,500. The whole project takes 1 to 3 weeks depending on complexity. It is usually done as part of a larger kitchen remodel.

Island vs Peninsula After the Wall Comes Down

Once the wall is gone, you need something to define the kitchen from the living space. An island works if you have at least 36 inches of clearance on all sides. A peninsula attaches to one wall and gives you counter space without needing as much room. Both add seating options. In most Miami homes from the 80s and 90s, the floor plan works better with a peninsula because the rooms are not large enough for a full island with adequate clearance. How do I know if my wall is load-bearing?

You cannot tell just by looking at it. A structural engineer needs to evaluate the wall. In most Miami CBS homes, exterior walls are load-bearing and some interior walls are too. If the wall runs perpendicular to the roof trusses, it is likely load-bearing. But this is not something to guess about. Removing a load-bearing wall without proper support can cause the roof to sag or worse. We include the structural assessment as part of our planning process.

How much does it cost to remove a kitchen wall?

Non-load-bearing walls cost $1,500 to $3,000 to remove. Load-bearing walls cost $3,000 to $8,000 because you need a beam installed to carry the weight. Additional costs include electrical relocation ($500 to $2,000), plumbing relocation if pipes are in the wall ($1,000 to $3,000), and flooring repair ($500 to $1,500). Total project cost for a typical open concept conversion runs $5,000 to $15,000 depending on what is in the wall.

Do I need permits to remove a wall?

In Miami-Dade County, removing a load-bearing wall requires a building permit and a structural engineer's plan. Non-load-bearing walls usually do not require a permit for removal, but electrical and plumbing work inside the wall may trigger permit requirements. We coordinate all the permitting as part of the project. You do not need to visit the building department yourself.

Will my kitchen be usable during the work?

For the 2 to 3 days of actual demo and structural work, your kitchen will be out of commission. We set up dust barriers to protect the rest of your home. Once the beam is in and the space is open, finish work like patching, painting, and flooring can happen while you use the kitchen. We recommend setting up a temporary kitchen station with a microwave and cooler in another room for the demo phase.

Can you add an island during the remodel?

Yes. Adding an island or peninsula is a natural next step after removing a wall. An island costs $3,000 to $8,000 depending on size and materials. A peninsula costs less because it attaches to an existing wall or cabinet run. Both add counter space, seating, and storage.
