Interior vs Exterior Rules

Good news first: interior work like bathroom remodels, kitchen remodels, and interior painting almost never needs HOA approval. The HOA cares about what the community looks like from the outside. Exterior changes like paint color, front door replacement, roof work, and landscaping usually require written approval. In some communities, even changing your mailbox requires a form. Check your HOA documents or call the management office before starting any exterior work.

The Approval Process

Most Miami-Dade HOAs follow a similar process: submit a written request describing the work, include color samples or material specifications for exterior changes, wait for the architectural review committee to meet (usually monthly), and get written approval before starting. This process takes 2 to 6 weeks. We help clients prepare the submission with the right details. Common Restrictions and Work Hours

Most HOAs restrict work hours to Monday through Friday, 8am to 5pm. Saturday work is sometimes allowed until noon. Sundays and holidays are typically off limits. Dumpsters and debris must be in approved locations. Crew vehicles may need to park in designated areas. Noise from tile cutting and demo is usually the biggest concern from neighbors. We communicate with the HOA before starting so everyone knows the timeline. A quick heads-up to neighbors goes a long way.

Do I need HOA approval for a bathroom remodel?

In most cases, no. Interior work like bathroom remodeling does not require HOA approval because it does not affect the exterior appearance of the home or community. However, if your project involves noise, dumpster placement, or work that affects shared walls (in condos or townhouses), you may need to notify the HOA. Check your specific community rules. How long does HOA approval take?

Most HOA approvals take 2 to 6 weeks. The architectural review committee usually meets once a month. If you submit your request right after a meeting, you may wait almost a full month for the next one. Submit as early as possible. A complete, detailed submission gets approved faster. What happens if I start work without HOA approval?

The HOA can issue fines, require you to undo the work, or place a lien on your property. Fines vary by community but can be $100 to $500 per day. Some HOAs will require you to restore the original condition at your expense. It is not worth the risk. Get approval first. For interior work that does not need approval, keep documentation handy in case the HOA asks questions.
