Built for Hurricanes and Humidity
We use elastomeric coatings on stucco that flex with the building and resist water intrusion during wind-driven rain. Standard latex peels in three years here. Done right, a Sherwin-Williams Loxon or Conflex job lasts 8 to 12.
Pressure Wash With Anti-Mildew Treatment
Before any paint goes on, we pressure wash with a bleach-and-detergent mix to kill mildew on the stucco. If you do not kill it first, it grows back through the new paint within months.
Painted on Dry Days Only
We watch the weather. Paint applied at 80% relative humidity does not cure right. We will reschedule rather than paint in conditions that will compromise the finish.
We Scrape, Patch, and Caulk First
Loose paint comes off with scrapers and 60-grit sandpaper. Stucco cracks get filled with flexible patching compound. Window and door frames get caulked. Most companies skip this and the paint job dies fast.
10-Year Workmanship Warranty
Written into your contract. If the paint we applied peels, blisters, or fails within 10 years for any reason other than impact damage, we come back and fix it.
Our Process
Exterior painting follows six steps. The first three are the difference between a 3-year paint job and a 10-year one.
Inspection and Estimate
We walk the full perimeter, note cracks, water stains, peeling areas, and trim that needs replacement. Fixed quote within 48 hours.
Pressure Wash and Treat
Whole house gets a 3,500 psi wash with anti-mildew solution. We rinse plants, mask windows and doors, and let it dry 24 to 48 hours before paint goes on.
Scrape, Patch, Caulk
Loose paint scraped off. Stucco cracks filled with flexible patching. Hairline cracks get a stretchable caulk. Trim gaps get sealed with paintable silicone.
Prime Bare Spots
Anywhere stucco shows through gets primed with Loxon stucco primer or equivalent. We do not roll paint over bare substrate, ever.
Two Coats of Paint
Sprayed and back-rolled on stucco for proper fill into the texture. Brushed and rolled on smooth surfaces. Second coat goes on after recoat time on the can (usually 4 hours).
Trim, Doors, Cleanup, Walkthrough
Doors, shutters, and trim painted in accent color. Plant covers and masking removed. We power wash any concrete spots and walk every side of the house with you.

Standard paintable acrylic caulk. Good for indoor and lower-stress outdoor applications. Cheaper but lifespan is 3 to 5 years vs. 10.
