We use elastomeric coatings on stucco that flex with the building and resist water intrusion during wind-driven rain. Standard latex peels in three years here. Done right, a Sherwin-Williams Loxon or Conflex job lasts 8 to 12.

Pressure Wash With Anti-Mildew Treatment

Before any paint goes on, we pressure wash with a bleach-and-detergent mix to kill mildew on the stucco. If you do not kill it first, it grows back through the new paint within months.

Painted on Dry Days Only

We watch the weather. Paint applied at 80% relative humidity does not cure right. We will reschedule rather than paint in conditions that will compromise the finish.

We Scrape, Patch, and Caulk First

Loose paint comes off with scrapers and 60-grit sandpaper. Stucco cracks get filled with flexible patching compound. Window and door frames get caulked. Most companies skip this and the paint job dies fast.

10-Year Workmanship Warranty

Written into your contract. If the paint we applied peels, blisters, or fails within 10 years for any reason other than impact damage, we come back and fix it.

Whole house gets a 3,500 psi wash with anti-mildew solution. We rinse plants, mask windows and doors, and let it dry 24 to 48 hours before paint goes on.

Do you pressure wash before painting?
Every time. Pressure washing is the first step on every exterior paint job we do. South Florida homes collect mold, mildew, dirt, and salt buildup fast. If you paint over that stuff, the paint will not stick and it will peel within a year. We pressure wash everything, let it dry, then scrape, prime, and paint. That is how you get a finish that actually lasts.
What about stucco cracks?
We fill and repair stucco cracks before we paint. Miami homes shift with the soil and weather, so hairline cracks are common. We use flexible filler for small cracks and do proper stucco patching for bigger ones. Painting over cracks without fixing them first is a waste of money because they will come right back through the new paint.
How long does exterior paint last in Miami?
With proper prep and quality paint, an exterior paint job in Miami should last five to eight years. The sun, rain, and humidity here are brutal on paint. That is why we use premium coatings rated for UV and moisture resistance. Cheaper paint might save you upfront but you will be repainting in two years. We do it right so it holds up.
Can you paint stucco and concrete block homes?
That is most of what we paint. The majority of homes in Miami-Dade are CBS construction, which means concrete block and stucco. We know exactly how to prep and coat these surfaces for a long-lasting finish. We use masonry primers and elastomeric or acrylic coatings designed for this type of exterior.
