Hurricane Season Home Prep: Upgrades That Protect and Add Value

June 1 Is Closer Than You Think

Hurricane season in South Florida runs from June 1 through November 30. Every year, homeowners in Miami-Dade scramble to buy plywood and batteries the week before a storm. By then, it is too late for the upgrades that actually protect your home.

The smart move is finishing exterior work before June. The projects below protect your property during storms and add value to your home year-round. You are not just prepping for a hurricane. You are investing in your house.

Impact Windows and Doors: The Single Best Upgrade

Let's start with the big one. Impact windows and doors are the most effective storm protection you can install. They resist wind-borne debris, maintain your building envelope during a storm, and eliminate the need for shutters.

We do not install impact windows. That is specialized work that requires a specific set of skills and certifications. But we mention it because it is the number one upgrade for hurricane protection and home value in Miami-Dade. If you are budgeting for storm prep, impact windows should be at the top of your list.

Impact-rated windows typically cost $400 to $1,200 per window installed, depending on size and rating. A full home can run $10,000 to $30,000. It is a significant investment, but insurance discounts and increased home value offset a big chunk of that cost.

If impact windows are not in the budget, accordion shutters or roll-down shutters are the next best option.

Exterior Painting with Weather-Resistant Coatings

Paint is not just cosmetic. On a CBS (concrete block and stucco) home, paint is your first line of defense against water intrusion.

What happens when paint fails. Cracked, peeling, or chalking paint lets moisture seep into the stucco. That moisture causes efflorescence (white salt deposits), stucco deterioration, and eventually interior water damage. During a hurricane with driving rain, compromised exterior paint lets water push through the walls.

Weather-resistant exterior paint. Premium exterior paints with elastomeric properties flex with your walls instead of cracking. Brands like Sherwin-Williams Duration and Benjamin Moore Aura Exterior are designed for South Florida's UV exposure, humidity, and rain. They cost more per gallon ($50 to $80 vs. $30 to $45 for standard), but they last 7 to 10 years instead of 3 to 5.

When to paint. Before rainy season. Exterior paint needs 2 to 3 dry days to cure properly. Painting in April or May gives you the best weather window. Once the afternoon thunderstorms start in June, scheduling exterior painting becomes a challenge.

Cost for exterior painting. A typical single-story home in Miami-Dade costs $3,500 to $7,000 for a full exterior repaint. Two-story homes run $6,000 to $12,000. This includes pressure washing, prep, primer where needed, and two coats of finish paint.

Stucco Repair Before Storm Season

Walk around your home and look at the stucco. Cracks? Chipping? Areas where the stucco has separated from the block? Those are entry points for water during a storm.

Hairline cracks. Cracks less than 1/8 inch wide can be sealed with elastomeric caulk or patch compound. Cost: $5 to $15 per crack if you DIY, or part of a painting prep job.

Structural cracks. Cracks wider than 1/4 inch, step cracks along mortar joints, or cracks that grow over time need professional assessment. These may indicate foundation settling or structural issues. Repair costs range from $300 to $1,500 depending on severity and location.

Stucco delamination. When stucco separates from the underlying block, it sounds hollow when you tap it. This needs to be cut out and re-stuccoed. Cost: $8 to $15 per square foot for patch repairs.

Why this matters for hurricanes. Category 1 winds (74 to 95 mph) can rip loose stucco off a wall. That stucco becomes a projectile. And the exposed block underneath is no longer waterproof. Fix it now while a repair crew can take their time, not after a storm when every remodeling team in Miami is booked for months.

Roof-to-Wall Connections

This is one of the most critical and least visible storm protection upgrades.

What it is. Roof-to-wall connections are the metal straps or clips that tie your roof trusses to the top of your walls. In older homes (pre-1992 building code), roofs were often toe-nailed to the wall plate with just a few nails. That is not enough in a Category 3 or higher storm.

Hurricane straps. Galvanized metal straps wrap from the truss to the wall, creating a continuous connection. They cost $5 to $15 per strap, and a typical home needs 20 to 40 straps. Total cost for retrofit: $1,500 to $4,000 including labor.

Why do this. After Hurricane Andrew in 1992, the building code changed dramatically. But thousands of homes in Miami-Dade built before 1992 still have original roof connections. Upgrading them is one of the highest-impact, lowest-cost storm upgrades. It also qualifies you for insurance premium discounts through a wind mitigation inspection.

Garage Door Reinforcement

Your garage door is the largest opening in your home. It is also the weakest point during a hurricane.

Why garage doors fail. Wind pressure builds against the flat surface of a garage door. If the door buckles inward, wind enters the garage and pressurizes the house from inside. That internal pressure can blow out windows, lift the roof, or collapse walls. This is how many homes are destroyed in hurricanes, not from the roof blowing off, but from the garage door failing first.

Bracing kits. A horizontal or vertical bracing kit reinforces your existing garage door against wind pressure. Cost: $200 to $600 for a DIY kit, or $400 to $1,000 professionally installed. This is one of the cheapest and most effective upgrades you can make.

Impact-rated garage doors. If your garage door is old and failing, replacing it with a wind-rated door costs $1,500 to $4,000 installed. It meets current building code and looks better.

Drainage Improvements

Miami is flat. Water does not drain naturally. During a hurricane, you can get 6 to 12 inches of rain in a few hours. Where that water goes determines whether it stays outside or comes inside your home.

Grade the soil away from your foundation. The ground around your home should slope away from the walls at a minimum of 1/4 inch per foot for the first 6 feet. If water pools against your foundation during a rainstorm, re-grading costs $500 to $2,000.

Clean your gutters and downspouts. Clogged gutters overflow and dump water against your foundation. Clean them twice a year, once in spring and once in fall. If you do not have gutters, consider adding them. Cost: $5 to $10 per linear foot installed.

French drains. If you have persistent water pooling in your yard, a French drain redirects water away from your home. Cost: $15 to $30 per linear foot. A typical residential French drain runs $1,500 to $5,000.

Downspout extensions. Your downspouts should discharge at least 4 to 6 feet from your foundation. Extensions cost $10 to $30 each.

Fascia, Soffit, and Trim Repair

These are the pieces around the edge of your roof. Fascia is the vertical board along the roofline. Soffit is the horizontal panel under the eaves. When these are damaged, rotted, or loose, they give wind a place to get under your roof.

Rotted fascia. Wood fascia in Miami's humidity rots over time. Replacing rotted sections costs $8 to $15 per linear foot. Upgrading to PVC or aluminum fascia costs more upfront but lasts decades longer.

Loose or damaged soffit. Soffit panels that are cracked, sagging, or missing create openings for wind and rain. Replacement costs $6 to $12 per linear foot for aluminum soffit.

Why it matters. During a storm, wind looks for any opening. A missing soffit panel or a section of rotted fascia lets wind get under the roof structure. Once wind is under the roof, it pushes up from inside. That is when roofs fail.

Exterior Lighting and Electrical

Storm prep is also about what happens after the storm.

Outdoor GFCI outlets. If your exterior outlets are not GFCI protected, they are a shock hazard after flooding. Upgrading to GFCI costs $100 to $200 per outlet.

Generator hookup. A manual transfer switch lets you safely connect a portable generator to your home's electrical panel. Cost: $500 to $1,500 installed by an electrician. Without a transfer switch, you are running extension cords through windows, which is inconvenient and potentially dangerous.

Motion-sensor lighting. Good exterior lighting deters post-storm looting and helps you assess damage safely. Solar-powered motion lights cost $30 to $100 each and require no wiring.

The Bottom Line: Do It Before June

Every upgrade on this list costs less, takes less time, and gets better results when done before hurricane season starts. Once a storm is in the forecast, prices go up, availability goes down, and the work gets rushed.

Here is a priority checklist:

  • Fix stucco cracks and damage (protects against water intrusion)
  • Repaint exterior with weather-resistant coating (seals the building envelope)
  • Repair fascia, soffit, and trim (prevents wind entry at the roofline)
  • Reinforce or replace garage door (protects the largest opening)
  • Improve drainage around foundation (prevents flooding)
  • Upgrade to impact windows when budget allows (best overall protection)
  • Most of these projects can be done in a few days. Combined, they can save you thousands in storm damage repairs and reduce your insurance premiums.
