What we see in Palm Beach County homes
- Waterfront homes along the Intracoastal and canals. At the highest tides, water comes in at low doors, garages and yard drains.
- Concrete block homes with tile over a slab. Water under the tile stays hidden while the bottom of the walls wicks it up.
- Condos and townhomes. Water from one unit moves through shared walls and ceilings, and the damage often spreads beyond the room where it started.
- Older roofs and window seals. Heavy rain finds them first, and wind-driven rain gets in at windows and sliders.
We cover all of Palm Beach County, including Boca Raton, Delray Beach, Boynton Beach, West Palm Beach, Lake Worth Beach.
Where is the water coming from?
Common questions
Tidal water got into my Palm Beach County home. Who covers that?
Water that rises from the ocean, the Intracoastal or a canal and enters your house is generally handled under a flood policy, not a standard homeowners policy. Check your declarations page. If you have a National Flood Insurance Program policy or a private flood policy, call that company, get a claim number and ask what they need. Take photos of the waterline before you clean. Keep receipts for emergency work and drying. If you only have homeowners coverage, ask your agent in writing how the policy treats water from outside, and report the loss anyway, since rain that came in through the roof or a window is a separate question. Our flood claim guide walks through the steps. We do not file claims. We extract and dry the water and give your adjuster photos, moisture readings and a written scope.
Do I have to move out while the house dries?
Often no, but it depends on how much of the house is wet. If the water stayed in one or two rooms, most families stay in the dry part of the house. The drying equipment runs day and night, so expect noise and a warmer house, and keep pets and small children out of the wet rooms. If water reached much of the house, or the electrical is affected, or someone has breathing problems, moving out for a few days can make more sense. Before we set up, we check that the area is safe for the equipment and tell you what we found. We take moisture readings at every visit, so you know when the drying is done instead of guessing. Call any time, 24/7, tell us which rooms are wet, and we tell you what we expect.
