Common questions
Who do I call first for water damage, a plumber or a restoration company?
If a pipe is still leaking, shut the water off at the main first. Most Florida homes have the main valve near the front hose bib or at the meter by the street. Then call. If the leak is a broken pipe, a slab leak or a water heater, you need a plumber to fix the source, and you need someone to get the water out of the house. Those are two different jobs. We handle the second one: extraction, moisture readings, drying and the rebuild. We answer 24/7, so call us while you wait for the plumber. Water keeps moving into walls and under floors the whole time, and the EPA drying window is 24 to 48 hours. If the water came from a roof leak, an AC overflow or rain, there is often no plumber needed at all, so the drying can start as soon as we get there.
Does homeowners insurance cover water damage in Florida?
Most Florida homeowners policies cover sudden and accidental water damage, like a supply line that bursts or an AC pan that overflows. They usually do not cover damage from a leak that went on for weeks, from wear and tear, or from flood water that came in from outside. Flood is a separate policy, usually through the NFIP, and we cover that on our king tide flood pages. Florida also expects you to take reasonable steps to stop more damage, which is why fast drying matters for the claim and not just the house. Florida law sets a deadline to give notice of a claim, so report it soon. Read your own policy and ask your agent, since every policy is different. What we give you is the paper trail: dated photos, moisture readings and a written scope. More on our water damage insurance claim page.
How long does it take to dry out a house after water damage?
Clean water jobs often dry in a few days once the wet material that can't be saved is out. It depends on how long the water sat, what it soaked into, and the weather. In South Florida the air outside is humid most of the year, so opening windows usually slows drying down instead of helping. That is why we close the house up and run dehumidifiers with the air movers. Concrete slabs, solid hardwood and tile set over a wet slab can take longer. We do not go by days on a calendar. We go by moisture readings. We take readings of dry material in the same house as a target, and we keep the equipment running until the wet areas match it. Every reading goes in the log your adjuster sees. Closing a wall before it is dry is how mold ends up behind new drywall.
Do you handle mold too?
Our job is to stop mold before it starts. Fast extraction and drying, inside that 24 to 48 hour window, is the best way to keep it from growing. If water sat long enough that mold is already growing, or you see or smell it, Florida requires mold assessment and mold remediation to be done by people who hold a state mold credential. In that case we tell you straight, you bring in a mold assessor, and we come back for the rebuild once the area is cleared. The EPA says small areas under about 10 square feet can often be cleaned by a homeowner, but anything bigger, anything in the AC system, or anything after dirty water should be looked at by a mold professional. What areas do you cover for water damage?
We are based in Kendall and we take water damage calls across four counties: Miami-Dade, Broward, Palm Beach and Brevard. That covers Miami, Kendall, Hialeah, Doral, Homestead, Coral Gables and Miami Beach down south, Fort Lauderdale, Hollywood, Pembroke Pines, Miramar and Coral Springs in Broward, Boca Raton, Delray Beach and West Palm Beach in Palm Beach County, and Melbourne and Palm Bay on the Space Coast. Call and tell us the ZIP code and what you are seeing. If water is running, we will walk you through shutting it off on the phone first. The farther the drive, the more it matters that you stop the source and pull wet rugs and furniture off the floor while we are on the way. We will be honest about timing when you call.
